LASERTECH Floorplans can be printed on standard letter size paper, on a laser printer, and therefore provide a clear and effective way to assist you in the sale or leasing of a property. As we all know, a picture is worth a thousand words, and there is no better way to convey a building configuration to a prospective client than through one of our Floorplans. They are detailed, yet not overwhelming. Have you ever tried showing a set of architectural blueprints to a client? Typically, the engineering-detail overwhelms the non-technical viewer – sort of a “can’t see the forest for the trees” problem. Our plans clearly show all walls, windows and doors, with all rooms clearly labelled and dimensioned, in feet and inches (or metric if you desire). As well, symbols are placed for such things as plumbing fixtures, kitchen appliances, janitorial sinks, water fountains, heating fixtures, etc, so as to clearly make the location of these core facilities instantly recognizable. Together with clear text headings identifying the client, building address, and date measured, as well as a north arrow and scale bar, the result is an outstanding tool for marketing your properties. And of course, being on 8 1/2″x 11″ paper, they have excellent fax and email capabilities!

As described elsewhere, we can provide an accompanying set of lease plans for any building we’ve surveyed, typically to BOMA Standards, but of course we can calculate your lease areas based on any other “non-standard” method you specify. We recognize that many times you are dealing with existing leases, often with very specific wording in the lease as to method of measurement. We will always ask to see any such wording in your lease documents, to make sure our calculations are in accordance with your leases. All this means in practice is the lease specifies where we are to draw our lines with respect to inside/outside/center of walls when determining an area. If you tell us there is no wording in your lease, or you’re dealing with new leases, our recommendation will be to follow the current BOMA Floor Measurement Standards.

Existing Conditions Documentation

The first step an architect or space planner must perform when doing any redesign work on an existing building is to obtain an accurate “as-built” drawing, showing exactly what that building looks like today. These measurements must be very accurate. Old blueprints are simply not satisfactory, as they are almost always out-of-date.

The solution many architects are discovering is a LASERTECH Floorplan. We can provide the CAD file, in standard DWG format (any version), which is the industry-standard AutoCAD format, and which they can then easily load into their CAD design package, and proceed with their design. Often our base plans are sufficient, though if necessary we can locate and show additional detail such as data, electrical and telephone jacks, ceiling grids, etc. If a building owner has obtained a LASERTECH Floorplan as part of the marketing and leasing process, often times they are pleasantly surprised when it comes to design work that our CAD files can be transferred to their architects (usually emailed), saving them additional time and money by avoiding the cost of the architect preparing an as-built. Architects will also quickly realize the benefits of sub-contracting out their as-built requirements as well. With our proven, economical system, we can measure and draw any building faster than most architects, and with significant savings to the owner! And using the LASERTECH Floorplans (LTS) field survey system, we can automatically collect and deliver data layered according to your CAD Standards, whether in-house or industry standard (eg. AIA).


Emergency Evacuation Plans

Every building in every city requires Evacuation plans, typically posted beside every elevator and emergency exit, showing your current location, fire safety features, exit routes, as well as emergency phone numbers and instructions. Again, if we’ve prepared a LASERTECH Floorplan on your building, the preparation of Evacuation Plans is relatively easy. Our field personnel would ensure they locate all fire alarms, exit signs, pull-boxes, fire-hose stations, and fire extinguishers. These will be automatically symbolized and added to the final CAD drawings. We would check with your local fire department as well, to make sure our plans comply with any local by-laws. Final plans would be plotted in color, with safety features and exit routes clearly highlighted in red.

Insurance/Appraisal Drawings

Nobody wants a fire or earthquake, but disasters do happen. Then you start dealing with insurance companies, and 3rd party (LASERTECH Floorplans) certification of what existed can be invaluable.

INSURANCE DRAWINGS

In the event of major damage to, or the total loss of your building, third party professional verification of existing areas will prove invaluable when negotiating with your insurance adjuster. Any reconstruction of damaged areas begins with an accurate as-built base drawing, which is often impossible to create after the damage has occured.

APPRAISAL VERIFICATION

The three appraisal methods used to establish the value of a building (comparable sales – replacement – income) all rely on accurate spatial data. Accurate, third party verification relieves your appraiser of this task, which should serve to speed up the process and reduce the cost.


Acquisition/Due Diligence

LASERTECH Floorplans can help speed up the due diligence process for any potential commercial building purchase. Make sure you know what you are buying! Where did the figures the seller is supplying come from? Are they Rentable figures? Or Exterior Gross Area? Or Construction Gross Area?  Are they in compliance with BOMA?  REBNY?  Which version? Does the sellers rent roll agree with our Lease Analysis? Watch for wording in existing leases, they often refer to non-standard methods (which of course we can determine as well).


Web-ready Drawings

As we move along in the 21st Century, one thing has become clear – the power of the Internet and world wide web is only going to increase. It will become standard practice to be able to look up any property on the web, pull down statistics, as well as photos and “Floorplans”. We can provide graphics-format files, suitable for display on the web, in any format desired, any size. As the Floorplans are on computer already, we can easily pull out any section of a floorplan as well and create a web file for that suite or section of a floor. Our files are fully compatible with all commercial property web listing services.


Facility Management Systems

LASERTECH Floorplans can easily be integrated into such systems as ARCHIBUS, FIS, and Aperture, where they form excellent base maps for your space inventory. We will work with you in defining any special requirements for such integration, and ensure our data is in a format most suitable to your needs. Data tags and coding for database linkages are no problem.
