Industrial buildings have now been added to the BOMA Standard,
referred to as the BOMA/SIOR 2001 Standard. This new Standard allows all
non-office (where a building has more than 51% non-office) space to be
computed to either the exterior surface, or the drip line.
At
, we have always separated out any interior office space within
an industrial building, following the ANSI/BOMA principles in applying
to these areas. This will continue to help the Broker
and Owner in marketing a property, as obviously these areas will
be valued differently. Measurement of large warehouse areas is typically
priced at approximately 50% the rates for office space, often requiring
a preliminary site visit prior to provision of a quote, as there
are a number of factors involved which may affect the price (eg
access, clutter, lighting, suitability of wall surfaces to measurement
via laser, etc.). |
